How do you value my home?

Short Answer:

There are 3 main steps: 

  1. First we gather information from you about your home.
  2. Next we complete thorough online research using sophisticated valuation tools.
  3. Finally, we instruct two local estate agents to visit your home and give their feedback.

Once we have all the feedback we can make our offer. This usually all takes place within as little as a couple of days.

Once we've gathered all this information we spend time assessing it to establish our valuation. We can then determine our offer.

Long Answer:

Step 1. Gather Information

The first stage in valuing a property is to spend some time on the phone with you getting information about your property, its internal condition, and about the local area.

Step 2. Online research (desktop valuation)

We then use sophisticated valuation software to examine your local market, area, and recent comparable house sales nearby. When this “desktop valuation” has been completed we call to give you an idea of what our offer is likely to be.

If you’re happy with the ballpark figure thenwe begin work on making you a formal offer.

Step 3. Local estate agents

We instruct local estate agents from your area to have a quick look around the property for us and to report back.

This ensures an independent, impartial valuation. (Unlike some house buying companies, at Yes Homebuyers we do not send out sales reps or our own “valuers”. We use local estate agents because they know their area better than anyone - and they're independent 3rd parties.)

Step 4. Put it all together

Once we have all the feedback, we can aggregate it all and review what we've received to determine what the “full market value” of the property is. Once we know this, we can determine our offer.
